Timeshare Vacations. Are they Worth It?

Are timeshares worth the money? As an accountant, I have wondered this the few times I've stayed in them, not due to me owning one, but due to folks lending us their week (which was nice of course).

Ownership is the main ingredient that is sold in the high pressure time share meetings that you must attend if you're roped into a semi-paid vacation to some resort for a week. They go to great lengths to make you feel bad if you don't buy into the programs.

Well let me at least shed some light on what I know in regards to timeshares. This is from the experiences I have had, folks I've spoken with, and realizations I've come to.

How the Timeshare Concept Works

Timeshare and condominium units approximately have similar concept that these units are owned to a certain degree. However, timeshares are in a way different than condominiums as individual housing units are turned into weekly time slots. These weekly time slots are then bought and sold. In effect, timeshare units can have up to 52 owners, one for each week for its utilization for a specific week within the year on a per unit basis.

The allocation of weekly time slots on the timeshare varies widely and depends on the developer selling the timeshare units. Some timeshares have you buy a specific week in a specific unit within the vacation resort. Other timeshares offer floating time slots which simply assures you of an available unit in the building for a particular week. However, small these differences may seem, they can have enormous implications when trying to sell and trade your timeshare unit. As a result, it is imperative to understand exactly what you are purchasing if you decide to buy a timeshare unit.

The Long And Short Of A Timeshare

Timeshare are fractional ownership of a specific resort property. A timeshare allows you to purchase the right to use a given property a certain number of days per year. There is a lot of misunderstanding about timeshares and what it does and does not offer. Here, we will discuss the advantage and disadvantage of timeshares.

There is a lot to like about timeshares, the primary of which is you can get to go on a vacation in a property without having to get a hotel or deal with all the amenities that you cannot get with a hotel like a kitchen, separate bedrooms.

However, there are also disadvantages in the timeshare model. One weakness is that although you only have use of the property a certain number of days per year, the maintenance costs continue forever regardless if you have completely paid for the timeshare interest or not. As a result, you will end up with a timeshare payment and a property maintenance fee. This maintenance fee does not seem unreasonable given that the property needs to be maintained throughout the year and not just when you are using the residence.
